Here the Board is publishing parts of the Bylaws, rules and regulations for our Condominium that are of general interest.
The Visitor Parking Lots are for the use by visitors of our Condo - and for them only.
To discourage people from misuse the Board has set up some simple rules:
- Residents are not allowed to park their car(s) on the Visitor Parking Lots
- If visitors are to stay longer than 2 - 3 days the Board should be informed by using our Condo e-mail address.
Regulation about the Visitorsʼ Parking Lots
The Visitorsʼ Parking lots are exclusively for the use by visitors. Any misuse by residents or long term guests will be prosecuted. For the implementation of parking regulations it is useful to distinguish between 3
different kinds of Visitors:
Bona fide Visitors:
parking up to 3 days. After that time period the car has to be registered at the Board by sending a short e-mail to: tatanga2@lycos.com
mentioning the Unit the car owner is visiting, the estimated time of the visit and the phone number under which the Unit owner can be reached at.
Registered Visitors:
staying more than 3 days and less than 2 weeks. The car is registered with the Board.
Long term guests:
are Guests who are staying longer than 2 weeks. In selected cases the Board can add a ʻgrace periodʼ of 2 more weeks at its own discretion.
Long term guests are not allowed to use the Visitorsʼ Parking Lots.
If they do so they will be fined and their car will be towed away on their own expenses. These regulations will be enforced. Violations will be prosecuted by penalties and towing the car away on the ownerʼs expense.

Guideline of the Positioning, Size and Numbers of Satellite Dishes
The appearance of satellite dishes at the exterior of the buildings of our Condo needs to be regulated because they are fixed to the Common Property and interfere with the image of our Condominium.
In the past 10 years no Condo Boards ever reinforced the regulations written down in our Bylaws. Might be they had good reasons for this. Therefore, these rules are no longer tenable and have to be replaced by new regulations.
These regulations relate to the Installation, the Positioning, the maximal Size and the Number of satellite dishes allowed for each Unit.
Installation: Satellite Dishes have to be installed by a professional company, the wiring to the unit has to be carefully fixed to the underlying structures and has to be safe. Dishes shall not be installed on the top of the railing.
Positioning: Satellite dishes have to be positioned in areas where they cannot be seen from the common walk ways and driving area. They should not be a disturbance to the neighbours.
Size: Satellite dishes come in different sizes. The diameter of the dish, however shall not exceed the common size of 20''.
Quantity: The Board will only allow one satellite dish per unit.
The owners are requested to follow these guidelines if they want to install a satellite dish. All existing dishes have to match these regulations, otherwise they have to be removed or replaced.
The owner of a satellite dish is liable for all damages and inconveniences caused by the attachment and the existence of his/her satellite dish to the Common Property and to the property of other residents.

Recommendation concerning the Humidity Control in your Unit
As you should know the control of the humidity in your Unit is part of the general maintenance that you are supposed to carry out on a day-to-day basis. The optimal humidity should be between 20 - 40%. On cold days the humidity should be kept on the lower side. To ease this obligation the Board of Directors has come up with the following recommendation:
All humidifiers that are attached to the furnace including their water supply should be shut down immediately and forever to avoid damage to the wooden structures of the building. The humidifiersseem to be completely unreliable and are unable to keep the humidityat a safe level. Therefore they should be completely deactivated.
The owners are responsible for all damages that may originate from not following their obligation to control the humidity.
