Upcoming Inspection and Maintenance of all Decks of our Condo
In the upcoming weeks some contractors will inspect all the decks of our Condo. For this they will make an appointment with you by phone. If there is found any damage to the Duradec or to the paint on the floor of the deck they will provide a quote for maintaining your deck. According to our Bylaws you will have to pay for the necessary repairs out of your own pocket [Bylaws 54.B (b) and (c), p.34].
Painting of Buildings #2, #4, #5 & #7
The Board is planning to get the external wooden structures of these Buildings painted this year. Right now Panting Companies are working on QUOTEs. We will keep you posted.
Roof Renovation
The roof renovation has been successfully completed and has left us with a roof that can withstand wind velocities up to 150 km/h and carries a warranty for workmanship of 15 years and for the shingles of 25 years.
The roofers have done a great job! You can set off your share in the costs paid out of the Reserve Fund against your tax liability in 2009. More details about the Home Renovation Tax Credit can be found in our Spring Newsletter from March 2009.

Painting & Caulking
The caulking and painting of windows at the Buildings #2, #4, #5, #6 and #7 has been finished.
Crawl Space Remediation
has been finished on January 29, 2010.
The contractor has been Basement Systems Calgary (B.S.C.). They have extensive information material available on their website: http://basementsystems.ca/
All crawl spaces have been cleaned up from organic materia
Some crawl spaces got a completely new vapor barrier.
B.S.C. has implemented changes to the Crawl Space Ventilation system that will eliminate unnecessary heat loss from the furnace ducts.
Damaged dry walls and firewalls have been replaced.
In selected crawl spaces a dehumidifier has been installed to reduce the humidity to an optimal level. It has an integrated air filter that keeps the air claen from particle contamination www.basementsystems.com/dehumidifier/sanidry-csb.html
- The dehumidifiers have been hooked up to the private electrical grid of the unit above; a Kil-a-Watt meter will count the annual electricity consumption cost which will be reimbursed to the owner(s) of that unit.
Please, be informed that the dehumidifiers are common property. You are not allowed to make any changes to their installation or adjustment. Please, do not unplug the cord!
This project qualifies for the HRTC.
